DECLARED DIVIDEND AND DEBENTURE INTEREST ANNOUNCEMENT ON GROWTHPOINT PROPERTIES
LIMITED ENHANCED DIVIDEND

With reference to the dividend and debenture interest announcement, the
Directors of Growthpoint Properties Limited have declared an interim dividend of
0.051 cents per share and debenture interest payment of 51,049 cents per
debenture, payable on Tuesday, 25 March 2008 to ordinary shareholders recorded
in the books of the company at the close of business on Thursday, 20 March 2008.
Accordingly, the warrant holders of the Enhanced Dividend Securities, GRTIDB,
will receive a Growthpoint Properties Limited interim dividend of 0.051 cents
per share and a debenture interest payment of 51,049 cents on Tuesday, 25 March
2008 in terms of the Cession clause incorporated in the Supplement between the
holders and Investec Bank Limited. The last day to trade ("cum" the dividend
and debenture interest) in order to participate in the dividend and debenture
interest will be Thursday, 13 March 2008
GRTIDB Enhanced Dividend Securities will commence trading "ex" the dividend and
debenture interest from the commencement of business on Friday, 14 March 2008,
and the record date will be Thursday, 20 March 2008.
