NON-FULFILMENT OF CONDITIONS PRECEDENT AND WITHDRAWAL OF CAUTIONARY ANNOUNCEMENT
Shareholders of SA REIT are referred to the joint announcement regarding the
proposed sale by Super Group Limited and acquisition by SA REIT of a portfolio
of 11 commercial and industrial properties ("the Transaction") dated 9 April
2008. Shareholders are advised that certain of the conditions precedent to the
Transaction have not been fulfilled and therefore the Transaction will not
become effective.
Further to the above, shareholders need no longer exercise caution when dealing
in SA REIT securities.
