FULL CAPITAL REDEMPTION OF GRT31

In accordance with the Terms and Conditions of Growthpoint Properties Limited ZAR30,000,000,000.00 Amended
and Restated Domestic Medium Term Note Programme, dated 25 October 2019, Growthpoint wishes to advise
noteholders of a full capital redemption of its GRT31 note (the "Note"), following a client request to fully repurchase
the respective Note. GRT31 Note will be fully redeemed with effect from Tuesday, 28 November 2023.
