Credit Rating Upgrade Announcement
Urban Ubomi 1 is pleased to advise Noteholders that on 23 May 2025, GCR Ratings ("GCR") upgraded the ratings of the
existing Class C Notes of the Issuer to A- (ZA)(sf) from BBB+(ZA)(sf). The Rating Outlook for the existing Class A
and Class B Notes were affirmed and have been maintained as AAA(ZA)(sf) and A+(ZA)(sf) respectively.
