CLOSING DATE OF THE OFFER TO MICC PROPERTY INCOME FUND LIMITED UNITHOLDERS
EXTENDED;
FURTHER CAUTIONARY ANNOUNCEMENT
The proposed offer by Vukile to acquire the entire issued capital of MICC
Property Income Fund Limited (`MICC`) refers (`the offer`).
MICC unitholders are hereby notified that the board of directors of Vukile has
decided to extend the closing date of the offer to allow MICC unitholders who
have not yet accepted the offer further time within which to tender their
acceptances. The closing date of the offer has been extended from Friday, 31
December 2004 to Friday, 14 January 2005 and set out below are the revised
salient dates and times pertaining to the offer:

Last day to trade in order to be
eligible to participate in the offer on Friday, 7 January
Record date to be eligible to
participate in the offer on Friday, 14 January
Offer closes at 12:00 on Friday, 14 January
Results of the offer released on
SENS on (see note 3) Monday, 17 January
Results of the offer published in the
press on (see note 3) Tuesday, 18 January
Notes:
1. MICC unitholders may not dematerialise or rematerialise their MICC linked
units between Monday 10 January 2005 and Friday 14 January 2005, both days
inclusive.
2. The offer consideration will be posted within 5 business days of the
surrender of the documents of title.
3. Should the offer be accepted by offerees holding 90% or more of the offer
linked units, Vukile will invoke the provisions of section 440K of the Companies
Act to compulsorily acquire the linked units from the offerees who did not
accept the offer. This will be announced with the announcement of the results
of the offer.
As the results of the offer are not yet known, Vukile unitholders are advised to
continue exercising caution when dealing in their Vukile linked units until the
results of the offer are announced.
