Joint cautionary announcement
Holders of Pangbourne combined units and Calulo linked units (collectively,
"unitholders") are referred to the announcement dated 16 October 2006
containing details of Pangbourne`s offer to Calulo linked unitholders and
elaborating on Pangbourne`s intention for Calulo to become its focused
office fund.
Unitholders are advised that Pangbourne and Calulo have now entered into
formal negotiations in this regard, which, if successfully concluded, may
have a material effect on the price at which the securities of both
companies trade.
Accordingly, unitholders are advised to exercise caution when dealing in
either their Pangbourne combined units or their Calulo linked units until a
further announcement is made.
